In November 2024, the average cost of 1 hectare of agricultural land in Ukraine was UAH 50,475. This is almost UAH 2,000 less than in October, when a hectare cost a record UAH 52,426.
In general, since the beginning of the year the price has increased by UAH 5,246. In January, the average cost was UAH 45,229 per hectare, and the cheapest land was in February - UAH 42,806 per hectare.
Land prices in Ukraine significantly depend on the region:
- The cheapest areas:
- Zaporizhzhia – 26,806 UAH/ha
- Chernihiv region – 29,196 UAH/ha
- Sumy – 29,739 UAH/ha
- The most expensive areas:
- Ivano-Frankivsk – 171,432 UAH/ha
- Kyiv – 107,964 UAH/ha
- Lviv – 82,779 UAH/ha
Interestingly, the cost of land in Ivano-Frankivsk region exceeds the price in Zaporizhia region by almost 6.4 times.
Ukrainian farmers working in combat zones can count on support from the state:
- 2,000 UAH per hectare – for land in zones of active hostilities.
- 1,000 UAH per hectare – for land in regions with potential danger.
This assistance is aimed at supporting farmers facing risks due to military operations. Prime Minister Denys Shmyhal said that the government will continue to subsidize farmers in frontline regions, understanding the difficulties they face during the sowing and harvesting seasons.
What affects the price of land?
- Regional characteristics:
Land is more expensive in the western regions due to higher soil fertility and demand for agritourism. - Economic conditions:
In war zones or frontline areas, land values decline due to investment risks. - Supply and demand:
The land market in Ukraine is forming gradually, and prices remain unstable due to military and economic factors.
