The housing rental market in Kyiv is experiencing a significant rise in prices, especially in the budget apartment segment.
Reasons for price increases
In Kyiv, the demand for rental housing continues to grow, which leads to a significant increase in prices. In particular, prices for budget rental options have risen from 6 to 8 thousand hryvnias, but even at this price there are practically no offers. The reason for this situation is the return of a large number of people to the capital after displacement due to the war, as well as internally displaced persons and students, who are actively filling the market. In addition, the restoration of economic stability and the growth of salaries in the capital are also contributing to increased demand.
Average prices for one-room apartments in Kyiv have reached 16 thousand hryvnias per month, while two-room apartments are rented for 17-19 thousand, and three-room apartments start at 20 thousand. At the same time, the elite rental segment is also experiencing an upswing. Demand for premium apartments has increased by 50%, and now one-room apartments in the central districts of the capital can cost up to 50 thousand hryvnias.
In addition to rising prices, tenants' housing requirements have also changed. Due to power outages, many are looking for housing equipped with generators and autonomous power supply systems. Apartments with gas stoves and Khrushchevs have become especially popular, providing greater comfort during power outages.
Forecasts and market situation
According to realtors, rental prices in Kyiv will continue to rise, especially in the segment of multi-room and luxury apartments. It is expected that the lower rent level in the budget segment may rise to 10 thousand hryvnias by spring 2025. This may lead to the relocation of some tenants to suburban areas, where prices remain more affordable for the time being.
