The housing rental market in Kyiv is experiencing a significant rise in prices, especially in the segment of budget apartments.
Reasons for price increase
In Kyiv, the demand for rental housing continues to grow, which leads to a significant increase in prices. In particular, prices for budget rental options have risen from 6 to 8 thousand hryvnias, but even at this price there are practically no offers. The reason for this situation is the return of a large number of people to the capital after being displaced by the war, as well as internally displaced persons and students actively replenishing the market. In addition, the restoration of economic stability and rising wages in the capital also contribute to increased demand.
Average prices for one-room apartments in Kyiv reached 16 thousand hryvnias per month, while two-room apartments are rented for 17-19 thousand, and three-room apartments start at 20 thousand. At the same time, the luxury rental segment is also experiencing an upswing. The demand for premium-class apartments has increased by 50%, and now one-room apartments in the central areas of the capital can cost up to 50,000 hryvnias.
In addition to rising prices, tenants' demands for housing have also changed. Due to power outages, many are looking for housing equipped with generators and autonomous energy supply systems. Apartments with gas stoves and Khrushchev houses became especially popular, providing greater comfort in conditions of power outages.
Forecasts and market situation
According to realtors' forecasts, rental prices in Kyiv will continue to rise, especially in the segment of multi-room and luxury apartments. It is expected that the lower level of rent in the budget segment may rise to 10,000 hryvnias by the spring of 2025. This may lead to the relocation of some tenants to suburban areas, where prices remain more affordable for the time being.
