What to expect from the rental market in winter: where to rent housing cheaper

Renting real estate in Ukraine is going through an interesting period: prices are rising, but not everywhere at the same rate. While Lviv and Kyiv hold the positions of leaders with the highest prices, some cities, such as Vinnytsia, show rapid growth, while Kharkiv and Dnipro - on the contrary, decline. What is happening on the market and how will prices change in winter?

The market situation

According to the data, the average cost of renting a one-room apartment in Kyiv is 16.5 thousand. UAH, two-room - 22.9 thousand UAH, three-room - 37.5 thousand. UAH In Lviv, prices are even higher: renting a one-room apartment will cost 17,000 on average. UAH

Vinnytsia became the leader in growth rates - plus 29.3% compared to last year. Lviv and Kyiv also show significant growth (over 20%), while Kharkiv and Dnipro showed a 3-4% decrease in rental rates.

Features of the winter period:

  • Decreased demand: The winter months are traditionally considered the “dead season” when the number of renters decreases. In December-January, competition for apartments is minimal.
  • Fewer Supply: Along with demand, the number of apartments available for rent decreases, which supports prices.

What affects prices?

  1. Security situation. Demand in front-line cities such as Kharkiv remains stable, but prices are not increasing due to specific conditions.
  2. Infrastructure. Areas with good transport connections, new buildings and modern repairs are much more popular. Old houses without proper conditions are considered illiquid.
  3. Heating season. Having a generator or alternative energy sources has become important for renters. Apartments in buildings without such amenities on the upper floors lose in value.

According to experts, prices can vary by 5-10% depending on the situation in the country. In Kyiv and Lviv, the trend towards moderate growth will probably continue. At the same time, in the frontline cities, stability or a slight decrease in prices may remain relevant.

Kyiv realtors advise to look for housing especially in winter, when competition is less and landlords are more inclined to bargain. If you are ready for certain inconveniences, for example, living on a high floor without a generator, there are chances to find a profitable option.

The housing rental market in Ukraine remains dynamic and depends on many factors, from infrastructure to security. For those planning to move or rent, winter is the time to find great deals. But keep in mind that the general trend is towards a gradual increase in prices.
