Rental prices in Ukraine are growing

In Ukraine, the rent market will remain active in 2025, which is due to a number of factors. Demand for the purchase of housing remains low, and the cost of rent has already increased by 20-37% last year. In large cities, such as Kyiv, Lviv and Uzhgorod, rent prices have even exceeded the capital levels.

Why do rent prices rise?

  1. The war and internal migration
    for the third year of the war forced many Ukrainians to leave frontal areas and move to safer cities. This contributed to increased demand for housing rentals in cities such as Kiev, Lviv, Odesa and Dnipro. In addition, the lease market is actively growing in regions where enterprises operating for the needs of the defense complex are being restored, creating new jobs.
  2. Reducing the demand for the purchase of housing
    war, economic instability and low purchasing power make Ukrainians refrain from buying housing. In particular, many who planned to buy an apartment were forced to rent that it automatically raises prices.
  3. Dependence on the labor market
    demand for lease lives increased in cities where there are stable jobs. Kyiv, Lviv, Odesa and Dnipro remain the main centers of economic activity, while in Kharkiv, due to the lack of sale, the rent market is the only living part of the real estate market.
  4. The increase in utility tariffs
    , the cost of utilities, including heating, gas and electricity, also affects the lease. Housing owners are forced to raise rent rates to compensate for the increase in utility costs.
  5. The popularity of short -term contracts
    due to the unpredictability of the situation, many tenants choose short -term agreements (for 6 months), which allows the owners to view prices and raise them after the lease expires.

Where is the lease most expensive?

In 2024, the largest rental prices in Kyiv, Uzhgorod, Lviv and other cities of Western Ukraine increased, where demand exceeds supply. Average rent prices look as follows:

  • Kiev: 1-room apartment-16 500 UAH, 2-room-22 900 UAH, 3-room-37 500 UAH.
  • Uzhgorod, Lviv: Rent of 1-room apartments even exceeded the capital level.
  • Ivano-Frankivsk, Chernivtsi, Lutsk: Rental rates by 20-37% per year.

Kharkiv and amounts remain the cheapest , where renting a 1-room apartment can cost 4,000 UAH. The cost of rent in Zaporozhye and Nikolaev is 5 000 UAH, and in Chernihiv - 7 000 UAH.

Prospects for 2025

Given the current situation in Ukraine, experts do not expect a significant revival of the market for the sale of housing in 2025. Therefore, the lease market is likely to remain active, and rent prices will continue to grow, in particular in cities with high demand for housing.
