Over the past six months, apartments on the secondary market in Kyiv have become significantly more expensive. The average cost of one square meter has increased by 12.86% - from 56,860 to 64,173 UAH. In terms of conversion, this is more than 7,100 UAH per "square". Such data is provided by the M2bomber service.
Compared to last year, housing prices in the capital increased by 8.91% - or more than 5,200 UAH. Over the past month, the growth has been less noticeable - only 0.83% or almost 530 UAH.
The price gap in Kyiv is over 60 thousand UAH per "square meter"
The cheapest apartments, as before, can be found in the Svyatoshynskyi district – 46,924 UAH/m². The most expensive is the Pecherskyi district, where the average cost exceeds 111,758 UAH/m². The difference between them is more than 64 thousand UAH.

But in Holosiivskyi, Obolonskyi, Solomyanskyi, and Shevchenkivskyi districts, the price already exceeds 64,000 per meter.
How much are 1-room apartments selling for now?
Most often, in advertisements, owners indicate the following prices per square meter for one-room apartments:

There are also offers starting at UAH 3,200 per "square meter", but these are only 0.7% on the market.
What about prices in other cities?
The situation is similar in other regional centers. The price of 1-room apartments increased the most in Uzhhorod - by 16%. In Zhytomyr - by 13%, Cherkasy - by 12%, and Odessa - by 10%.

Thus, the real estate market is gradually returning to growth, although the pace is still restrained. But those who were counting on finding an apartment in Kyiv "at the old prices" may face a new reality - cheap options are quickly disappearing from the market.
