More than 100 apartments in prestigious residential complexes in Kyiv — that’s how much real estate journalists recorded for businessman and former Kyiv City Council member Denys Komarnytsky and his wife Iryna between 2016 and 2018. All of these apartments were quickly resold — sometimes less than a week after registration of ownership. The total amount of potential profit from such transactions could exceed 440 million hryvnias.
The investigation by "Slidstva.Info" suggests that the apartments could have acted as an unofficial payment for Komarnytsky's influence in the field of land issues in Kyiv. Law enforcement officers have already opened criminal proceedings as part of the large-scale "Clean City" operation, which aims to destroy corruption schemes surrounding the allocation of land and the use of budget funds in the capital.
The largest number of apartments — 52 — were registered on Komarnytskyi in the residential complex "Comfort Town". Another 48 — in the Central Park business complex near the Lybidska metro station, and 10 — in the premium Tetris Hall. The owner of all three objects is the developer KAN Development, founded by Igor Nikonov — former deputy Klitschko in 2014–2015.
According to public extracts from the state register, the Komarnytskys did not own these apartments for long - some were resold in just a few days. At the same time, according to journalists' calculations, the resale in the two main residential complexes could have brought in over 330 million UAH, and another 110 million - in Tetris Hall.
Coincidence or regularity — the peak of such “operations” fell precisely on 2016–2018. After that, the couple did not appear in similar transactions. In a comment to journalists, Iryna Komarnytska stated that it was about “business activities”, but avoided explaining what exactly it consisted of.
KAN Development did not respond to journalists' inquiries. As for Denys Komarnytsky himself, as is known, he left the territory of Ukraine in February 2025 after the investigation against him began. His name has repeatedly been mentioned in the context of the scandals with the "toilet scheme" and the "Komarnytsky tapes.".
Whether the 110 apartments will become evidence in the case of the land mafia in Kyiv is now up to the investigation. But at least in the public space, there are more and more questions about the shadow real estate market in the capital and who really managed Kyiv's land for the last ten years.
