In some cities, demand for apartments and, accordingly, prices are increasing. This applies mainly to western regions, which are considered relatively safe. In Lviv, Uzhhorod, Chernivtsi, there are literally queues for apartments.
In others, on the contrary, there are fewer and fewer people willing to buy housing, and the number of those who want to sell an apartment or house is growing rapidly. People are ready to give up 20-30% in order to “withdraw” money. This is the situation, for example, in Odessa, Kharkiv, Sumy, Mykolaiv, where shelling has become more frequent.
“There are a lot of sellers and every day there are more of them. 20-30%, 5-10 thousand dollars are ready to give in to the price, they say, just sell it, it’s better for us to sit with the money or carefully take it out of the country. There are a lot of apartments for sale, and I don’t even know who we can sell them to,” says Odessa realtor Volodymyr Rovenchuk.
As a result, a unit in Kharkiv or Odessa is already several times cheaper than in Lviv or Uzhhorod.
Kyiv stands out. There are those who want to buy housing in the capital. But the demand is specific. “7 out of 10 buyers want to buy under a preferential loan from “e-Oselya”, there are also many who are trying to negotiate with sellers about installments. Not all owners are ready for such deals. As a result, the market has frozen,” Kyiv realtor Iryna Lukhanina told us.
Notaries are also recording an increase in the number of men who want to transfer apartments to their wives and mothers due to rumors that soon it will be impossible to sell an apartment without a certificate from the CCC.
