The real estate market in Ukraine is undergoing significant changes. The demand for housing has fallen sharply, and even the preferential mortgage from the state "e-Housing", which previously ensured the active movement of the market, is no longer saving the situation.

On the contrary, there are more and more apartments for sale. According to Yuriy Pita, the tour guide of the Association of Real Estate Specialists, the number of applications for the sale of objects has increased by 20-30%.
As a result, housing prices began to fall again. Metropolitan realtor Iryna Lukhanina says that prices have fallen by 10-12%.
According to Pita, this situation is observed in almost all cities, even in the western regions, where until recently there were record sales of apartments.
Experts name a number of reasons for the collapse in the market. First, the impact of the law on mobilization, after which many men "went to the bottom" and are afraid to spend any big money against the background of rumors about the threat of confiscation of the property of "evaders". Secondly, more and more Ukrainians who left the country decide not to return to Ukraine and, accordingly, sell their real estate. Thirdly, in general, the growth of pessimistic sentiments against the background of a long war, which does not know when and how it will end.
In addition, funding for the "e-Recovery" housing certificate program (you can use them to buy a new home instead of a destroyed one) suddenly stopped. Then the Cabinet of Ministers allocated money, but how much will be enough is an open question.
At the same time, a paradoxical exception to the general trend of declining demand for housing is Kharkiv, which is actually near the front. Here, according to local realtors and appraisers, in June and July, the number of apartment sales agreements increased.
