Ukrainians buy apartments in Poland: record year on the market

In 2024, the number of foreigners who purchased housing in Poland reached a historic maximum - 17 330 apartments, and the largest buyers were citizens of Ukraine. Such data cites Rzeczpospolita .

Despite the overall decline in sales in the Polish real estate market, the share of transactions with foreigners has increased to more than 10%. This testifies to the significant interest of foreign citizens in residential real estate in the country.

The most popular cities among buyers were:

  • Warsaw - 3535 apartments,

  • Krakow - 1523 apartments,

  • Wroclaw - 1491 apartment.

The same three cities are leading the area. According to analysts, Warsaw remains the most desirable location among foreigners - in particular for Ukrainians who consider the Polish capital more affordable than pre -war prices in Kiev.

“For them Warsaw is cheap. Because, for example, in Kiev it was more expensive in the war, ”said the senior analyst of Hamilton May Patrick Pieta.

The most housing in Poland is bought by Ukrainians, followed by Belarusians, Russians, Hindus, British and Vietnamese. The average area of ​​the purchase object is 58 square meters.

The peculiarity is that foreigners often pay cash, without mortgage. Some buyers acquire several apartments at once, considering it as an investment or way to save capital.
