In Nikolaev unexpectedly jumped prices for real estate

The war has dramatically changed the Ukrainian housing market: while the construction boom continues in the west of Ukraine, real estate is cheaper in the eastern and southern regions, and the market is simply frozen. This was told by Elena Gaydamakh, President of the Association of Real Estate of Ukraine, in an interview with Glavkom.

Housing prices: what happens in different regions

Western regions (Ivano-Frankivsk, Lviv, Bukovina, Transcarpathia)
due to the large number of internal displaced persons in these regions are active construction. Prices for new buildings start from $ 950 per square meter. m (at the stage of the pit) and reach up to $ 1.3 thousand per "square" in finished homes.

However, Haydamach suggests that after the war, the demand for housing may fall, because in the western regions there are fewer jobs, and much of the displaced persons can return to major cities.

The eastern and southern regions (Sumy region, Kharkiv, Zaporizhzhia, Kherson region)
here is the demand for housing is very low due to the constant shelling and proximity of the front.

  • Kharkiv: Prices fell 75% compared to the pre -war period. There are cases where a one -bedroom apartment can be bought for less than $ 10 thousand.
  • Kherson: The real estate market does not actually function due to daily attacks.
  • Zaporozhye: The situation is a little better, but the cost of housing remains low.

The Kiev
market has also changed. Prices have not reached the pre-war level, remaining 3-5% lower than in 2021.

Mykolaiv region - an unexpected jump in prices
despite the fact that the region remains frontier and suffers from rocket strokes, real estate prices have increased. The reason is payments from the state for destroyed housing: many residents, having received compensation, do not leave, but buy new housing in their area.

Despite military challenges, the real estate market in Ukraine adapts to new realities. It is obvious that the western regions will continue the development, while in the eastern and southern regions the real estate market will come to life only after the situation is stabilized.
