In 2025, housing prices in Ukraine can increase up to 25%. The main factors that affect the real estate market will be inflation, currency fluctuations, tax changes and state support for housing.
This forecast was published by the founder of Winboss.ua, the head of the project management companies in the fields of IT, real estate and gembling Elena Yelyk, reports Telegraph.
"2025 will bring an increase in real estate prices up to 25% due to several objective factors, including inflation, changes in the foreign exchange market and the situation in the country," - said expert Elena Yelyk.
She also emphasized that the main driver of the real estate market will remain a preferential mortgage, which will receive additional financing this year in the amount of UAH 20 billion.
According to her, last year, more than 8.5 thousand families received loans worth more than UAH 14.6 billion. Demand for housing in the primary market is expected to continue to grow.
Currently, real estate demand is concentrated mainly in the capital and western regions where security risks are much lower. For example, in Uzhgorod and Transcarpathia, where there is no curfew, real estate prices have already reached the level of Kiev and Lviv. The cost of a one -bedroom apartment in the secondary market in Uzhgorod is an average of $ 55 thousand.
However, if the martial situation stabilizes, the demand for real estate will begin to be distributed more evenly throughout the country, in particular in Kharkiv, Dnipro, Odessa and Zaporozhye.
Instead, in the part of the regions close to the war zone, the real estate situation remains extremely difficult. Here, prices, especially in the secondary market, are at a minimum, and the supply is practically absent, since real estate owners do not want to sell their apartments at low prices and expect to stabilize the situation. Construction in these regions is actually frozen.
We will remind, for the tenth year in a row, Ukrainians have been paying real estate tax every year. In 2025, the accrual procedure for individuals and payment of real estate tax did not change. However, there are changes in the maximum size calculations. Only the owners of apartments and homes with "excess" area are calculated. At the same time in 2025 the tax for 2024 was paid.
