The one-room housing market in Ukraine remains one of the most uneven and fragmented. According to updated data from the Ukrainian Housing Market Service, the difference in cost between cities has reached a record high: from $14,800 to $68,000. This means that the ability to purchase your own apartment depends not only on your income level, but also on your region of residence.
Lviv once again topped the list of cities with the highest prices. A one-room apartment here costs about $68,000, and to save that amount, a Lviv resident would have to work without expenses for over 8.5 years. Kyiv and Uzhhorod also hold the top spot, with prices in Uzhhorod growing even faster than in the capital.
The absolute "anti-record" in terms of the duration of accumulation was the situation in Lutsk - it takes almost nine years for the average resident to save up for a one-room apartment. The second echelon of expensive cities included Rivne, Chernivtsi, Zhytomyr, Vinnytsia, Cherkasy and Odesa - with an average housing cost of $44,500 to $57,600.
A completely different dynamic is observed in the cities that suffered the most from Russian aggression. Due to the loss of a significant part of demand, Kherson, Zaporizhia, and Mykolaiv now have the lowest prices for “odnushki” — from 14.8 to 20 thousand dollars. Here, you can save up for the purchase of housing in 2.6–3.3 years — the fastest terms in the country.
In Sumy and Kharkiv, prices also remain relatively low — $21.5–22 thousand. The accumulation period is from 3.4 to 3.8 years, which is also significantly less than in the western regions.
A conditional “middle segment” has formed in the cities of central and western Ukraine: Kropyvnytskyi, Khmelnytskyi, Ivano-Frankivsk, Chernihiv, Poltava, and Ternopil. Here, one-room apartments cost from $30,000 to $43,200, and residents have to save for housing for five to six years.
The published statistics do not cover the temporarily occupied territories - Donetsk, Luhansk regions and Crimea.
